The Leawood ZIP code also ranked most expensive in 2022, but its average closing prices have increased by more than $54,000. The most expensive zip code was 66221, which ranked No. 2 with an average close price of $885,779. Overland Park's 66224 ranked third, with its average home sale closing price at $883,135. The Kansas City Business Journal limited its analysis to 130 ZIP codes with at least 10 homes sales in 2023. Of the top 25 most costly ZIP codes, 17 were in Kansas.

For the first time, the average closing price of a home in the Kansas City area's most expensive ZIP code is approaching $1 million.

The metro area's most expensive ZIP code last year was 66211, with an average closing price of $927,331.

The Leawood ZIP code also was the area's most expensive in 2022, but its average closing price has increased by more than $54,000. For 2022, the average closing price in 66211 was $873,316.

Hallbrook and the Town Center shopping center fall within that ZIP code.

ZIP code 66221 ranked No. 2, with an average closing price of $885,779. The ZIP code covers a portion of southern Overland Park west of U.S. Highway 69. That area also ranked No. 2 in 2022, but its average closing price was lower, coming in at $842,194 that year.

Overland Park's 66224 came third, with an average closing price of $883,135. Also in southern Overland Park, the area stretches between Highway 69 and U.S. Highway 150. The Prairiefire shopping center is within the bounds of 66224.

Of the top 25 most expensive ZIP codes, 17 were in Kansas. All 25 had average closing prices exceeding $450,000, and 12 ZIP codes were more than $600,000.
